Minimum Charges, Materials & Annual Care
Minimum Charges
Measured cleaning has a $249 minimum per visit ($229 for Annual Care maintenance). Repairs and installations have a $299 labor minimum per visit, plus quoted materials. Coating projects have a $750 minimum for one-time and Annual Care work. Per-lift maintenance uses the listed rate. Same-visit combined work receives one written project quote; minimums are not automatically stacked.
Annual Care
Three scheduled visits over 12 months for the maintenance services selected in your written agreement. Rates are per visit, not for the year. First-time restoration or heavy buildup is quoted separately. Each visit includes photos and visible-condition notes, not a structural inspection or safety certification.
ExampleOne standard lift: washing or lubrication from $159 per visit / $477 for three visits; washing and lubrication from $239 per visit / $717 for three visits.
Coatings are optional, quoted when needed, and not repeated at every maintenance visit. Repairs and installations use one-time pricing. Your agreement states selected services, timing, payment and cancellation terms before enrollment. Discounts cannot be combined.
Materials & Service Details
Starting prices cover standard residential work with safe land-side access. Dock cleaning covers horizontal decking only; rails, pilings and underside work are separately quoted. Coating quotes identify the product, preparation, coverage area and manufacturer-required coats. Standard coating products are included; specialty products are separately quoted.
Seawall rates cover the accessible face up to 3 ft. high; caps, additional height, heavy growth and difficult access are separately quoted. Lift maintenance covers accessible above-water surfaces and routine manufacturer-specified lubrication only. Bunk footage is the combined length of all bunks. Replacement quotes state carpet, fasteners, removal and disposal inclusions; overlapping labor is not charged twice. Materials, delivery and any applicable tax are itemized before approval.
Services exclude wired electrical work, lift machinery repairs, structural repairs, diving and underwater work. Availability is confirmed only after scope, access, required coverage and any required approvals are checked. Your written quote confirms the final price before booking.
